DEL Property Management Inc. (Part of Tridel Group of Companies)‏

By Mary

DEL Property Management Inc. and Wilson Poon, Property Manager, Grace Lee, former Assistant Property Manager and their contractors harassed and made fun of me as a single woman, discriminated against me and scammed my family and me by not allowing various couriers like Canada Post, FEDEX, UPS, Purolator, small individual courier companies, and even my parents one time into the TRIDEL built building. I purchased my unit from Tridel. Security at the gatehouse would tell the delivery people that no such and such person(s) lived here. The parcels would be marked unknown and returned to the sender. My family and I have won over $22,000- in contest prizes over a year ago. Imagine what the Sponsors are thinking when they receive the parcels back as unknown. We lost our prizes for good. We also ordered things and had the things returned back to the sender as unknown too. I complained to Mr. Poon and Ms. Lee and they stated that security only lets delivery people in to deliver for the owner only just like how they accept parcels for the owner only. Mr. Poon also stated that he does not have to let any delivery people into the building for security reasons because he does not believe that the parcels are paid for. Like who is going to send something out that is not paid for. Mr. Poon said to not tell Del Property Management about the above or else he’ll fabricate another one of his stories about me. I wrote to the President of the Board of our Condo Corporation, Victor Thompson over a year ago. Mr. Thompson said to deal with Property Management over and over again.

I feel so humiliated and harassed right now!

I’m not sure if they would be able to help but I reccomend you contact The Federation of Metro Tenants’ Associations. (If they can’t help they should be able to make a referral)

They are a non-profit organization which advocates for better rights for Tenants.

They have a ‘tenant hot line’

    416-921-9494

The Tenant Hotline is a free telephone counseling service for tenants in Toronto, Ontario, Canada. The Hotline is operated by the Federation of Metro Tenants’ Associations. Our Hotline Counsellors offer information about tenants’ rights to any tenant who calls.

I would like to advise Del Property Management Inc. along with Security and the Board of Directors at MTCC #1198 that they are not educated on the Condo Act, the laws of Ontario and the Federal law.

I have advised the above that Canada Post and couriers deliver by address and not by name. It is illegal to not allow Canada Post to deliver a parcel to a unit that does not fit into our mail box. Every unit has the right to have a parcel delivered up to the unit.

It is up to the unit to determine ownership of a parcel and not security.

The majority of Canadians like me love freebies and use another name when ordering freebies. This is a way for me to keep track of all the hungry marketers out there.

The above have done everything to discredit me in the past 10 years by trying to make me look unstable and to look like a stupid single woman.

Mary - you sound unstable and paranoid. Your posts contradict each other.

In your OP, you say “…Security at the gatehouse would tell the delivery people that no such and such person(s) lived here. The parcels would be marked unknown and returned to the sender. My family and I have won over $22,000….”
Yet in your recent reply you go on to say:
“I have advised the above that Canada Post and couriers deliver by address and not by name.”
Which one is it? Do you claim Canada Post asked for you by name, or by address?

If they refused entry to couriers, Canada Post, your parents, etc., why didn’t they just buzz your unit (or call you on the phone) to get in?

Also, you state “…It is illegal to not allow Canada Post to deliver a parcel to a unit that does not fit into our mail box.”
That it FALSE - Canada Post is NEVER legally obligated to go beyond the mailbox: http://www.canadapost.ca/cpo/mc/personal/support/helpcentre/missed_deliveries/default.jsf

Then you say: “Every unit has the right to have a parcel delivered up to the unit. It is up to the unit to determine ownership of a parcel and not security.”

Not true. Did you read your tenant agreement? Building security ALWAYS refuses entry to ANYONE other than the tenant UNLESS you have notified security beforehand and given permission for the person to enter the building.

I sincerely hope you get some help.

One more thing - if you used a fake name to a site to get freebies, and the items were delivered using Canada Post, you have committed FRAUD.

And if DEL Property Management can get proof that you committed fraud and tried to get their staff to act as an accomplice (by telling them to let Canada Post in and deliver to you anyways), well…you’ll need a lawyer either way.

    UglyDoris,

I am not unstable and I am not paranoid. I feel harassed and humiliated. The postings do not contradict each other.

I own the unit. Kindly reread the posting before making such statements and others because you do not know who I am.

Canada Post delivers by address. Call them and find out for yourself.

I live in a gated community so in order for someone to get in security has to open the gate for a vehicle to pass through the gatehouse and onto the property. Canada Post, couriers, and my parents would not make it to the lobby without the gate open.

Canada Post and couriers did not call me on the phone because security had already told them there is no such person(s) living here. My parents called to let me know of security not letting them in.

I am referring to expedited parcels that require a signature. These parcels get delivered to the unit or else the drivers are responsible.

I’m sorry your building treated you with hostility but it sounds like you were using a name other than your own and that may have made them suspicious that there was something illegal going on.

I think you also have been given some mis-information. I lived in a condo for more than 10 years and if whatever was going to be delivered didn’t fit in my mailbox, a slip was put in the mailbox for me to do a pick up at the nearby postal outlet.

Once I was home when something arrived, they buzzed me from the lobby and I had to go down to sign (or else it would have gone to the postal outlet nearby.) I don’t think the Canada Post workers are supposed to go to the actual units. (A true courier company might.)

    Hi MoTaffy,

    Thank you for your concern!

All the free stuff that I have ordered fits into the mail box so this would not be an issue and using another 1st name for freebies is not illegal and this is none of their business.

Our Property Manager has professional ethics to follow and is not suppose to lead his team into thinking an owner(s)are doing something illegal. We have lots of high tech security cameras monitoring the property and everything is taped and saved.

We have 3 options for parcels in our lovely building. The 1st option is as you have described by bringing Notice Card to pick up mail at nearby post office.

The 2nd option is having Canada Post or couriers bring the parcel up to the unit. I have never had to go down to the lobby to collect parcels. This also depends on the area and postal worker doing the delivery.

The 3rd option is to give security written authorization to collect parcels on the units behalf. Security would hold the item for 7 days. This is great when one is at work or when one is busy at home. I am using this option now.

It was just over a year ago that I had the 1st option of Canada Post and couriers delivering parcels up to the unit.

    I hope that this helps.

Del Property Management Inc. and Security and Tridel (Del Realty Inc.) and MTCC 1198 did not act appropriately on my human rights and harassment complaints over the past 11 years.

They used each other to create fraudulent stories about me in the form of memos and security reports. MTCC 1198 actually sent these memos and security reports to the Ontario Human Rights Commission so that they could decide on my credibility.

There was no mediation or conciliation.

Del Property Management Inc. and Security and Tridel (Del Realty Inc.) and MTCC 1198 did not care about me and they just wanted to have my human rights complaints dismissed.

The following is a new matter that was not included in my human rights complaint.

I am highly allergic to second hand cigarette smoke. I complained of second hand smoke both verbally and in writing that travels into my unit.

Inhaling second-hand smoke makes my lungs harder to function. This results in watery eyes and red eyes, coughing and chest discomfort for me. This is called a disability. There is case law on this matter.

Property management wrote in an email and wants me to pay for costs of inspections and cutting of drywall etc. if no second hand smoke really travels into my unit through fan coil units, washroom fan and other avenues. Are they for real?

Property management is responsible for preventing second hand smoke from entering my unit.

Welcome to condo living. The Board of Directors and their managers exist to make your life difficult. Not allowing you to receive your parcels regardless of whose name is on them is ridiculous. If you want to avoid second hand smoke, you need to move into a house. While they should assist you, the Board of Directors and Manager sound as if they have no interest in doing so. Typical.

we all know how DEL Property Management pays off others and we know they are guilty of more then this. Ask your supers how they are treated do to them not working for DEL. If you the owners do not see it then your part of this.
Do you like to work for free i know i don’t

To get to the point of this DEL Property Management and the Board of Directors are guilty of forced labor.

I also live in a condo that is managed by Del Property Management. I do not understand what part of the condo they manage as everytime I come to their office for help they tell me that I am the owner of the condo and must contact my own contractors if I need service. They supervise monthly maintenance such as fan coil and washing machine hose changes that I abide to, yet conveniently after these changes my heater or washing machine has problems and I come to them for help and they say its private property and as the owner I must deal with this myself. This is very frustrating as I am doing as they ask yet must constantly pay for repairs that occur after their contractors come into my suite.

Del Property Management and Cityplace Concord are nothing but money making schemers and should be ashamed of their company.
